My Role as YOUR REALTOR
As YOUR REALTOR, my role in helping you find the right home includes: Buyer counseling: - Explain the many benefits of home ownership including tax benefits and equity accumulation.
- Explain the Multiple Listing Service (MLS) and what it means to you.
- Explain the importance of being “pre-approved” for a mortgage and helping you find the lender right for you.
- Determine your priorities, wants and needs.
- Explain buyer representation, agency and fair housing.
- Explain the buying process.
Searching for the right home: - Conduct an area tour, if needed.
- Search the MLS for homes that match your criteria (including new and existing homes).
- Provide objective information about each home.
- Coordinate showings and make appointments to see all homes.
- Complete a “market evaluation” on properties that you are interested in to help you determine the market value.
- Obtain a copy of the “Seller Disclosure of Property Condition” report for your review.
- Explain “offer”, “counter offer”, and “acceptance” – what it means to you and why they must be in writing.
After finding your dream home: - Prepare the purchase contract in your best interest.
- Negotiate on your behalf.
- Obtain seller’s acceptance.
- Deposit your earnest money in RHR’s secure escrow account, unless otherwise agreed upon in the contract.
- Make sure loan application is pursued timely.
- Provide checklist for loan application and assist you with loan application details as needed.
- Follow through with your mortgage company to ensure timely closing of transaction.
- Arrange for appraiser to have access to the home.
- Arrange for home inspector and termite inspector to have access to the home.
- Set that all inspection deadlines are met.
- Negotiate items on the inspection form to your satisfaction.
- If a new home is your desire, I can assist with finding the right builder for you and help you with what to expect when building a home.
Preparation for closing: - Order home warranty, if applicable.
- Help you see that all repairs are complete.
- Communicate with closing attorney regarding deed preparation and other details necessary to ensure a smooth closing.
- Coordinate and schedule final “walk-through”.
- See that home owner’s insurance is forwarded to the lender and/or closing attorney.
- Obtain escrow check for closing.
- Conduct final walk through with you.
- Assist you with utility transfers.
- Attend closing.
- Keep you informed from beginning to end!!
